What to Expect From Our Inspections

Whether you are buying, selling, or maintaining your home, Triple S Inspections of Southern Nevada provides professional and quality service from the moment you call us. Our licensed home inspector will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by the International Association of Certified Home Inspectors (InterNACHI), the leading home inspection association.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for easier reference.

More about your home inspection

  • A home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process.

  • The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions. It will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection.

  • A material defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people. The fact that a system or component is near, at, or beyond the end of its normal, useful life is not, in itself, a material defect.

  • Your home inspection report shall identify, in written format, defects within specific systems and components defined by the standards that are both observed and deemed material by the inspector. Inspection reports may include additional comments and recommendations.
